Why Do I Need and Buyer’s Agent?

Buyers now have the same rights as sellers do, the right to unbiased representation. A buyer’s agent helps you identify your needs, find the best neighborhood for you, select right property, prepare an offer/contract, and close. All of this with you and only you in mind. Conversely, an onsite agent representing a builder is motivated to steer you into their development, whether it is right or wrong for you. Not only is this expertise and guidance essential, it is free of charge to you. Typically the seller pays a sales commission that is split by the selling agent and the buying agent, so you are not required to pay anything for this guidance. Some buyers mistakenly believe that if they forego using a buyer’s agent they will get a reduced price on the home. This is rarely true, often there are avoidable oversights and missed opportunities that cost the buyer extra and the selling agent usually gets 100% of the sales commission anyway. The housing industry is extremely competitive which has resulted in many communities that are very affordable. At the same time interest rates are still near 25 year lows which gives the buyer about a 40% increase in buying power compared to the 1990’s. Furthermore, the types of properties have expanded to offer anything from carefree no maintenance communities to rural settings with all the space you could ever want. It is a great time to be in the market for a home of your dreams.
